Be sure to be polite, yet honest. Sometimes people can put you in a difficult situation with their affection. It would be mature of them to understand that you do not feel the same way as they do, and you cannot help that.

It sounds cliche, but I always make sure they know that I care for them, and that I'm aware I'm hurting them. but honesty is 100% the best policy

I think the best method I always did was to do it in private and to tell the truth about the situation. it may not always be the best, but i think it is the best way to maintain the friendship and trust

Inform them in a neutral, objective way. Don't sound happy because it can be annoying to the other person. Don't sound sad either because it signals something negative. To let someone down easily, just tell them the bad news, at the same time, highlight the positive aspects of the situation and help them see possible future directions.

Being polite and being patient would be best way. Don't argue on anything. Try to help them in the way they want. Use good words which makes them feel that you are actually very concerned and you are listening to them.
